This place getting worse by day . The grills are filthy and not working properly. Jacuzzi been broken for over 3 months now and they dont fix it just lie about it and thats it . Funny thing is that the rent is never up before the first of each month and sometimes they even up charge you so you have to call and fix it . WOULD NO RECOMMEND THIS PLACE EVEN TO MY WORSE ENEMY

I've lived at 1300 for year- ever since March the front office has been locked due to Covid, and it has been difficult to reach the new property management.There's no rent drop box so I've had to just shove a check thru the front door some months as their online portal has been down and I've not been added to it. (Even though I've emailed them to add me.) The gym is nice but the pool area definitely needs some love as the furniture is beaten up/stained and some the pool tile is covered in build up. I've also had an outstanding maintenance request for several weeks and when I call the front office there is never an answer. I will say usually with maintenance requests they are on the ball so I'm not sure what's going on. Overall I like my apartment but I am not sure I will resign here in the fall. *Update*- 8/2/20- I love that the property management has responded to this but not the emails Ive sent to both Courtney and the address they gave below. Apparently we have an interim property manager named Jackie who hasnt respond to anything. This property was so great when we first moved in. With all the new apartments being built in the area, they need to get it together if they want to keep residents. Also since the property management does respond on here- please replace the gas lines inside the grills in building 1, and unlock all the pool gates during pool hours. Ive had to hop the fence twice now. Cheers to everyone and good luck if youre signing here.

I absolutely loved living here and miss it everyday! Richard and the leasing office staff are so kind, helpful, and professional. The maintenance team was also very friendly, professional, and super quick! I loved all of my neighbors, everyone is very friendly and respectful. I've lived in MANY apartments and 1300's clubhouse is the best! Huge gym, fantastic conference center, several lounging areas with TVs and two pools! The neighborhood is more commercial, so there's rarely traffic and at first I was annoyed by the lack of access to 610, however I quickly realized that it allowed me to miss much of the stand still traffic on the highway, which saved tons of time. With such easy access to 610 and I-10, you can get anywhere within the inner-loop in no time. I worked in Midtown and could get to my office in 15 minutes with traffic. Also loved the easy access to Washington Ave and the convenience of being around the corner from the Marq'E Center and Ikea. Really great complex! If I hadn't had to move out of state, I'd still be living here!

Overall the floor plan, amenities and pricing here are awesome. They have services to deliver packages and valet trash that also add to the conviences that the apartment can give you. The leasing application/process was straightforward and easy and I would recommend this place for anyone who wants to live within 15-20 minutes of downtown but doesn't want to live in the huddle and bussle.

Been living here going on two years. I plan on leaving once my lease is up. Rent is steady going up but things in my apartment isn't working. My power occasionally goes off then comes back on. My toilet wouldn't flush had to be replaced. My washer sometimes flood for no reason and as of now my dryer isn't working for no reason at all. The apartments aren't safe since I've been here there has been several break ins and car tires have been stolen. Management hasn't been sincere in our s after and send rude letters sayings it's up to us to stay safe. The apartment looks good however. Nice pool and gym. The apartments grounds are cleaned and well kept. But wouldn't recommend a single woman to stay here alone.
