Not the best experience, after applying I was never given a decision, too slow to respond, all I got was a decrease in my score , I wish Maggie would say that my income was low for her before checking my credit and affecting my score.

One would think a person with an 800 credit score could get a quote with no games. Graham was very arrogant and would not even entertain the idea of running up a worksheet without pulling credit. He was quoting rates and after the fact saying they will involve points. I said well how much is the rate without the points. He said I am just telling you what you want to here dude. I have to pull your credit. He said I need to learn about the mortgage industry as I did not know anything about it. Horrible customer service. I have had many others quote me nonbinding rates both over the phone and by email. I am trying to get the best rate for my family and shopping rates like anyone else. Embrace could have had multiple business dealings with myself and my family but now that is not going to happen.

Tried to work with them but they were not helpful and were unwilling to even give an estimate of rates without pulling credit. If your lender won't give you rates without pulling credit, DO NOT USE THEM. Every time you pull credit, you ding your score and risk making your rates worse if you try to shop for the best price. I've bought several houses and 9 out of 10 lenders are very willing to work with you without credit pull because most buyers know their credit already and can tell the lender upfront to get that rate estimate.
