I had a closing at this location because the seller's chose this place. During closing American title escrowed funds from the seller's to make sure the final water bill would be settled. We closed in June and the seller's never paid their final water bill. After contacting this title company, I recieved a voicemail from Patty. I returned her call and she acted completely clueless told me that she never called me to begin with. Finally she figures out what is going on and says they will release the funds to pay the bill. That was Dec 23rd and yet IT STILL HAS NOT BEEN PAID!! What are they doing with the funds? Will it ever be paid? Who knows.

Be prepared to do all the work. First time in my 15 years I was expected to assist my buyers with their closing documents at closing. Unprofessional. Congratulations on the absolute worst customer service I have ever witnessed in my career.
