When listing with Bill Page of CMS Homes read the contract carefully, especially point 14 because after 10 days if you want to get out of the contract you will have to pay Bill $2,500 to get rid of him! Bill can not be shamed for not finding any clients to view your home but will insist on a cashiers check for $2,500. After freeing ourselves of Bill for no activity and signing with a licensed realtor who qualifies to advertise on RLMS which also shows the listing on Zillow and many websites, people were lined up to see our home and was pending within a week. Bill says that manufacturered homes can not be listed on RLMS which is not true, just that he cannot do so because he is not a licensed realtor. If listing your home keep searching for a real realtor that has a good reputation.
Lets first discuss that you were no part of this transaction on any level, other than being a partner to the actual buyer of the home, but lets address the statements below. 1. The home was professionally cleaned when it was put on the market. Thats the unfortunate thing about cleaning it is very subjective. That is why the verbiage in contracts is broom clean, which the home was. Was it sterilized? No. 2. The home had an inspection and was accepted in its AS-IS form. There were no requests made that we somehow lost our minds over. 3. All we want to do is buy this house, can you please help us with that? Hmm, it seems to me that we were the only ones helping you with that. And when I say you, I dont mean you, because you were not a part of this transaction as stated above, I mean the actual buyer. It was me who verified that the income had been accepted as was requested, it was me who spoke with the lender and straightened things out. It was me who handled all the details, because your agent was on vacation. It was not my job to help you out at all. That was your agents job. Not to mention I flat out told you that I did not want to represent you after our first email exchange, remember? The one you wound up apologizing for. 4. And last but not least, this home was accepted in its as is condition. We didnt force this on you, this is what you wanted. Hopefully you feel better about lashing out at us for something you and your partner chose.

We were told it would be clean when we moved in and it smells like a littler box, all the closets are full of greasy cob webs and it smells like a car toilet . Every time we asked for things to be corrected or fixed the listing agents would lose their minds. All we want to do is buy this house, can you please help us do that,? Oh my God.
