Be warned that the building has an extreme case of hard water and 0 plans on correcting that issue. The sediment buildup is so large the dishwasher and laundry cannot be used without ruining your dishes/ clothes. Additionally the buildup has accumulated so much in the fridge that the water being dispensed is UNDRINKABLE. Upon getting a professional water test it shows that the contamination of the water coming from the fridge is actually GREATER than the tap water. And the tap water is by no means drinkable, it is rated at 268ppm (drinkable water is 0-50ppm). The management not only failed to disclose this issue but when confronted stated that residents just have to deal with that issue. Aside from the obvious safety concerns the problem of buildup causes various pipe issues which can manifest as very messy leaks, which has already taken place in my kitchen within 2 days of moving in. 2 months later and the water is still contaminated. The EPA report shows E. Coli, and 4 cancer causing metals. JEA has been issues a waring by the EPA as the concentration of these contaminants exceed health guidelines but no measures have been taken to protect residents. Additionally the A/C is not working in the hallways which for these hot summer days means walking through a SAUNA every morning and extremely high electricity bills. The A/C needs to be on 68 just to feel something.
Out of all the communities i toured in the area 11 east was by far my favorite. Andrea went above and beyond with helping me make a decision the building is beautiful & its in a great location!
I had an amazing experience when moving into 11E. I worked closely with Rachel at the front office to get my application approved. She was amazing and made the process seamless. I loved living there.. everyone was amazing. Rachel stayed in touch with me for the length of my lease to make sure I was happy and comfortable with my living situation. When I relocated out of state, she made my move out process very easy and painless.. and assured me that shed love to have me back!
11 E Forsyth is the kind of place your friends ask "why do you still live there?" about. Once you've lived here, its hard to justify staying. On its best day, 11 E is worth a 4 star review. Relatively quiet and convenient if you work downtown. And to corroborate some other reviews, management is good at fixing the little things. The big reason I'd take that one star off is that only one window opens per floor so chances are it wont be you. The problem is that you're paying for a lot of bad days. Its clear the building was renovated cheaply and since then has not been maintained well. A quick example is that during Hurricane Irma, my 10th floor apartment flooded. Apparently the windows are sealed so we cant open them but not weather sealed. As a bigger issue, we are currently in the midst of a 10 day span where 3 pipes burst, flooding two floors of the building, and knocking out the AC for about 8 of those days. It's been up to 92 degrees in my apartment at times...and remember, the windows dont open. This is the 3rd or 4th time we've had extended AC outages. Don't expect an apology, sympathy, or rent abatement either. When one of the floors was covered in 3 inches of water and told to leave, management bought them some pizza. That was the height of their care. In fact, don't expect any communication when something goes wrong. Its 50/50 they even end an email.
