Crooks. Do not trust. I rented a property via VRBO and they withheld $150 from my damage deposit for recycling neatly left next to the bin. We arrived to 2 empty garbage cans and 1 overflowing recycling can. We only filled one garbage can and left the other unused. They are completely unreasonable and look for any reason to rip you off. *****Jacqueline Heller has now withheld the last $50 of my deposit because I filed a compliant with VRBO out of spite. Best to avoid this horrible company.
As stated in the ad, the model unit was the model unit and not for lease. The unit placement was discussed at lease signing.

BE AWARE OF VENTURA MANAGEMENT LLC! DO NOT EVER RENT FROM THEM! AND Tenisha Williams IS NOT A GOOD PROPERTY MANAGER! VERY RUDE & UNPROFESSIONAL! A COUPLE OF WEEKS AGO ME & MY MOTHER WE WENT TO "THE RESIDENCES AT ASHTON CT" TO SEE THE MODEL UNIT VIA SHOWMOJO. THE MODEL UNIT WAS 7295. WE LIKED IT & DECIDED TO GO AHEAD & APPLY WHICH WAS $45 PER ADULT. THE APPLICATION FEE IN TOTAL WAS $90 FOR BOTH US WHICH WAS A WASTE! WE APPLIED & GOT APPROVED DAYS LATER AFTER RECEIVING A CALL FROM "TENISHA". WE WENT TO THE SITE IN EAST POINT TO DROP OFF THE RENT & DESPOSIT WHICH WAS TOTAL OF $1600. WE FILL OUT THE PAPER WORK & HEAD BACK TO DOUGLASVILLE TO GET READY TO LOAD OUR STUFF IN THE "NEW PLACE" HOWEVER WHEN WE GOT THERE OUR SUPPOSED UNIT WAS 7281 AND THE MAINTENANCE LADY "SHELBY" STATED THE UNIT WASN'T READY & APPLIANCES SUCH AS THE FRIDGE & STOVE WAS NOT IN THE UNIT. SHE STATED THEY WOULD HAVE TO GET THE STOVE & FRIDGE OUT FROM "MODEL" UNIT. TENISHA STATED THAT 7295 THE MODEL UNIT WAS GOING TO BE OURS... WHICH WAS NOT THE CASE AND THE UNIT THAT WE WERE SUPPOSED TO MOVE IN WAS HORRIBLE. DIRTY FLOORS, RIPPED OUT WALLS, JUNK INSIDE OF THE UNIT & SO FORTH. MY BROTHER WENT IN TO SEE IT AND HE DIDN'T EVEN WANT MY MOTHER TO SEE IT. THE UNIT WAS SUPPOSED TO BE READY TODAY JULY 1ST, 2019 AS ADVERTISED ON ZILLOW. APPARENTLY THAT WASN'T THE CASE SO WE WENT BACK TO EAST POINT AND OUR GOT OUR MONEY BACK AFTER "TENISHA" GOT RUDE WITH US AND STATED SHE DIDN'T CARE IF WE GOT AN ATTORNEY INVOLVED. WE GOT TO THE EAST POINT SITE AND SURPRISINGLY TENISHA WASN'T THERE & DOOR WAS LOCKED. SO A GUY KENJI OPENED IT AND WAS ABLE TO LET US IN. HE WAS VERY PROFESSIONAL TO US & APOLOGIZED TO US. SHELBY AS WELL, SHE DIDN'T KNOW WHY THE MANAGEMENT TEAM DID NOT TELL US THAT THE UNIT WASN'T READY. WE WERE ALL DISAPPOINTED. THIS MANAGEMENT TEAM WILL SCAM YOU & TAKE A RUN FOR YOUR MONEY! DON'T DO IT! ALSO I CHECKED ON ZILLOW AND THEY ARE NOT ADVERTISING THE UNIT ANYMORE BECAUSE THEY ARE LIARS! TRYING TO STEAL PEOPLE'S MONEY!
I have not moved in yet but the application process went very fast and was easy. The staff so far seem to be pretty nice. I am just a bit nervous about move in which is set to take place next week because communication from the time I submitted my application and dropped off my $200 holding deposit has been very little. I've had to reach out a few times to confirm the address to the unit I have been given to get utilities set up and info on rental insurance. Also I have driven by the property a few times and noticed the unit is still being worked on. I put down my holding fee for the unit about 2 weeks ago so I'm hoping the unit will look exactly like the model I visited when I move in. I will post another review after my move in has been completed.
Once notice of move out is received, tenants are contacted to schedule a move out time. At that time a move out inspection is performed and the tenant related charges are discussed. The estimate of charges are sent within three days of move allowing tenants time to dispute before the final disposition letter is sent out within 30 days of move out.
