Units poorly maintained, maintenance staff is incompetent, and repairs commonly marked as completed when never done. This is the kind of place where it turns on so its fine is the mode of functioning, even if it leaks or continues to break regularly. When they did have community events, something like a single box of white claw and a single multipack of chips from Costco is all thats provided for the evening. If someone parks in your spot, it is your responsibility to call a tow service and ensure that it is taken care of. The office staff rarely answers the phone and does not return voicemails. In the almost two years I lived there, the main gate was broken for at least a year security is nonexistent. Finally, noise is always present. If your neighbors play video games or have sex, you will hear it. If you can get a unit on the side facing the mountains and dont mind paying extra, the view is nice. Overall, for the price, was not worth it.

I have had an issue since I moved here. I was lied to about the apartment I was moving into. They wouldnt let me see it.t Than moved me to an apartment which the AC doesnt work upstairs. The toilet leaked down to the bottom floor and it took about 2 weeks for them to take me seriously and get someone in here to fix it. The AC was leaking when I first moved in, they fixed it now its leaking again all onto the carpet and floor. The new carpet is now starting to smell because they didnt replace it after all the water leaking. The customer service is terrible, I dont know how people can constantly deal and live in these conditions. Especially when the rent is higher. Ive been here for 4 months and have had so much happen, I need to move.

Been living at Modena nearly two months now but almost didn't due to all of the horrible reviews.... Yes, we have needed maintenance to come out to the unit a few times due to minor issues but they have always been out same or next day and quickly resolved any problems. No pest issues either. Front gates do not close but I have never noticed any suspicious activity in the area so we feel secure still. Overall I feel like the apartment is a good value for the money and I would recommend living here. Pros: Large updated apartment with a lot of storage, tons of grass areas and pools, dog park, two great gyms with tons of equipment, right next to loop 202 Cons: No gas grills, security gates do not close, wall are thin so you will hear kids playing outside or neighbors walking above you

My husband and I have lived here for many years. Beautiful community!! When Modena took over things started to get so much better! The manager Adam was amazing always addressed my issues and concerns and followed up with me. New manager Candace is just as great! She also is very attentive and wants residents to be happy, I've had the best communication from management. Happy to have my kids grow up here it's a safe quiet place to live for sure!!!

Second update: 2020 I have since moved out of this complex and out of Arizona. This past weekend I went back to visit my old roommate who is still living there. When we came from an errand the property manager and another woman were outside handing out roses to everyone who came into the complex. They were honestly the nicest two employees I have ever met in the three years Ive lived there or know someone living there. If you are looking for a place to live in Phoenix I highly recommend looking into Modena as long as the current staff is working there. UPDATE: Since posting this review I've had the opportunity to sit down and talk with the manager to find a solution. Despite being extremely upset with the service my roommate and I were provided when we initially reported the problem and attempted to get it taken care of things have greatly turned around. Adam worked with us to find a solution and compensate us for our troubles. If I could rate Modena a zero I 100% would. I moved in when the complex was still Red Mountain Villas and had no issues while living under that management. Since Modena has taken over I have had nothing but issues. First they were extremely rude when their online payment system did not work and they themselves did not know how to properly use the system. When I called in with a question I had multiple employees tell me they could not help me because they did not understand the system. I now have had a leaking air conditioning unit for over a week now. A maintenance request was submitted on 7/8/18. After nothing was done I contacted the office on 7/11/18 and was told that my issue would be fixed the next day, it was not. On 7/12/18 my roommate called and they told her it would be completed on the next day, it was not. She then went to the office to speak with management, he rudely talked over her and told her that we were a low priority because our AC works. He also told her they only have one maintenance worker on site over the weekend so they would not get to it over the weekend. He then continually told her "they would get to it when they get to it" until she left the office. I called again on 7/16/18 because the leak is getting worse and spreading across the ceiling, I was told that my maintenance request was being printed, taken directly to the maintenance management and would be completed that day. It was not fixed when I arrived home at 7:00pm. My leak is progressively getting worse and is still not fixed. I have to empty the now 6 large bowls that are collecting water multiple times per day because of the amount of water that is being collected. Modena could careless about the health and quality of living of their residents since continually running water in the ceiling now can and will lead to mold. I am currently in contact with my renters insurance company to come up with a solution since that seems to be my only option.
