Another incompetent property management company. Can't get the property manager to answer or return my calls or emails...and I'm the HOA president! The only thing they do consistently is charge their fees to our account...
I have been in a deep black hole learning more about this company after my husband and I had a terrible experience when we almost rented a house in Georgetown. I truly believe that this company is not above board and may even be fraudulent. “Gordon James Realty” seems to be the same company as “Washington Tenants,” and the names are used interchangeably. However, Washington Tenants has terrible reviews on Yelp. And after doing some research, I discovered that the company often uses Washington Tenants when conversing with tenants and “Gordon James Realty” when conversing with landlords, seemingly so that all of the terrible complaints from tenants are never seen by potential landlords who may want to use their services. My husband and I were shown a home in Georgetown that on some websites is listed by “Gordon James Realty” and on other websites is listed by “Washington Tenants.” Everything about our showing felt off, which is what motivated me to do this research. The listing agent’s phone number was disconnected and the company’s address didn’t actually exist. All of the reviews report tenants unable to actually move into their homes or moving in only to find mold, flooding, broken appliances, etc. that never get fixed. I raised all these concerns with the listing agent, “Allison Davis”, who also seems to sometimes go by “Jenna Sinise” and then she promptly changed her name on Zillow to “Maria García.” Something very fishy is going on here, and it’s horrible to see so many lives affected by such deception.
I started working with Gordon James in January 2017. I was a little hesitant at first, but it ended up being the best decision. I own a single-family home in Arlington (Clarendon) and thought it would be easy to get rented. Why would I need a property manager? While it was easy to get rented (which I did before hiring GJ), I ended up selecting the tenant from hell. First, had I used GJ, they would have done rigorous background checks/screening and I would likely have never found myself in that position. Things with the tenant got off on the wrong foot immediately – she was unable to figure out how to use the front door lock despite my husband going over to show her, and even taking a step by step video. She demanded that we get a new lock. For the first 2 weeks, every morning I woke up with a minimum of 5 emails in my inbox, typically sent between 12 – 1am. The (irrational) complaints were overwhelming, and I didn’t know what to do…she even threatened to sue me… Gordon James took over and to say they saved the day is an understatement. They handled her many, many requests, and because they are so well versed in VA rental laws, knew exactly which ones needed to be addressed, and which ones were bogus. GJ saved me a ton of money because I probably would have said “yes” to everything. They also have an in-house maintenance team which keeps the costs lower for owners. Most importantly, having GJ saved me a lot of time and relieved a lot of stress. Since then, I have now rented the property to 2 other sets of tenants. I have had zero vacancy, and never once had to think about it or invest any time
I have had a wonderful experience with Gordon James realty for over two years now. They have helped me find two tenants, advised me on the regulatory requirements in D.C. and, crucially, suggested adequate market prices for the property I am renting out. They have been very responsive to my tenants as well. All in all - highly recommended!
Called the property manager for Quincy Court 3 times and left phone number to reach him, never got a single call back.
