I don't know what the people leaving good reviews are smoking, but I would love some. This place is a disaster!!! A quick Google search of Greystar properties will show a very unsatisfactory rating for this company. It's odd that there would all of a sudden be amazing reviews. Well, let's walk through my experience with the unqualified daycare that is the Smith "management team" (the air quoutes are their because the only thing they manage to do is avoid being helpful) First, we moved in to a 70% completed building that we were told the day before was fully completed minus some touch ups. Most of the amenities were unfinished until mid September. As for our apartment, it is clear a final inspection was never done. The apartment has paint splatters, construction debris was still everywhere, and major projects that have required contractors in our unit as late as November. In addition, our patio door is bent at the frame where it can not close property. We have made repeated reports to have it repaired and have literally been told to jiggle the handle. The gap has caused cold air to come in giving our 1200 sq ft apartment a $250 electric bill due to the loss of heat. Again, we didn't ask for much just that when we give over $5000 a month rent that the management upholds their end of the lease. Then there was the month they deducted a portion of our rent and applied it to a deposit which we were told was waved in writing. The team first responded with an email asking us to prove it because they don't do that. Well, they did, and once we showed them their email promising the deposit was waved, their response was "a glitch in the system". A glitch that takes money out of your rent and redistributes it where they like.... sounds fishy. As far as safety, What safety?! The gates to the courtyard don't even work. There are doors left propped open all the time, and that doesn't even address Covid safety. The staff is rarely wearing a mask, they clean rarely, and are constantly hosting photo shoots with unmasked visitors. Their latest move is to require tenants to follow Covid protocol or face a penalty while they disregard their own tenants safety. So, my advice is to save your money and live literally anywhere else. This place is not worth it. During these tough times people should have to pay to feel unsafe due to gross negligence on behalf of the management staff. Especially with so many healthcare professionals residing here. However, if you don't pay your own rent, you don't care about value, and you love hearing unmasked folks lie to your face, then by all means.....good luck! Also, anytime we mention these issues we are told, if you don't like it here you can move out. Seriously, they said that in writing. P.S. I'd love a response to this review. It would be great to finally have someone address these complaints, and recognize our tenants rights.

Living in the Smith was nice until it was time to renew the lease. I expected an increase but was unprepared for the absolutely stratospheric 35% increase over the previous year's base rent once concessions were factored in. Even if you for some reason choose to ignore the concessions, the rent increase over the base rent after one year is 20%. The Smith now has the dubious distinction of having the most aggressive rent hikes of any place I have ever seen or heard of. Worse, while the building is complete, a new building is under construction immediately adjacent to it. Depending on where you live in the Smith, the effects may only include increased noise and general quality of life issues like reduced parking for a year. If you live on the south side of the building, then the experience will be worse, with declining views and natural sunlight eventually ending in a total eclipse by the new building. If you do decide to live in the Smith, make sure to prepare yourself for a major rent hike every year. If you contact the staff, they may offer you a small decrease to the total rent hike, to something closer to 10-15% increase over the previous year's base rent. Other residents have also reported receiving offerings of lower rates (still representing at least a 10-15% increase over the previous year) after providing notice that they will be moving out. I should also mention that Greystar is totally unresponsive when you ask for information on why they are increasing the rent so aggressively. Update: The trash chutes seem to be in a constant state of disrepair, frequently refusing to open, causing people to dump their bags of trash in the garabage chute room. Seems to be a problem affecting multiple levels.

Building is nice, but the staff isn't ethical and won't follow through when they make a mistake. I told one onsite agent I wanted a unit immediately upon seeing it and asked how to apply. He told the other realtor (Lindsey) I was going to apply, and 'coincidentally' someone Lindsey knew rented it within 10 minutes before I could fill out the application. When I asked why I couldn't apply, Lindsey advised her person rented it first. How would she have known that if she hadn't told them? In other words, she would have said "I have no idea if someone rented it", so it's clear to me she told her friend to rent it quickly before I could apply. Again the building is nice but if you are expecting a competent and honest staff, this may not be the place for you. Good luck in your search.
