If youre looking for a place where youll never have to see, hear, or talk to your neighbors, this is the place to be. Very quiet, not a social building, and the walls are sound proof. Overall this is a great place to live if you enjoy suffocating from heat in the summer and freezing in the winter. The units dont hold their temperature well, so in the winter your heater will be running 24/7 and the same goes for the AC in the summer. Because the building uses partial solar energy, youre responsible for paying utilities to the property as well as Portland electric, which makes the bill pricey because youre charged a split fee per month by the building depending on how much energy everyone is using on top of your own energy usage. Additionally, if youre an early riser and want to take a shower before 6am, its gonna be ice cold and wont warm up. I never found out if this is due to the solar heating, but the water in the building doesnt heat up until around 6:30 and goes cold again about 11pm. Additionally, there are only trash chutes and not those for recycling. Theres only one place for recycling which is in the south building, so if you live in the North, its quite a trek if you have a bunch of stuff, which is relatively inconvenient considering were such a green city. Prior to about 6 months ago, the complex only accepted checks as payment which was extremely inconvenient. They added an online portal that you can now pay through, but unless you set up a bank account for direct deposit, there is a truly insane fee; I had a $17 bill to pay and was charged $50 in taxes and processing and after disputing it with management, they wouldnt refund my money and I ended up having to file a claim with my bank. Avin, the manager, is very kind and always responds quickly to anything you may need. Overall, the biggest problems are the heat sources, but otherwise, its a really fun neighborhood and good place to live.
I had a really unpleasant stay here, The windows are paper thin. You can hear someone clearing their throat 4 floors below you like they are in the room. The office staff leave the pipes in the communal bathroom and are super rude. For a modern building they still only accept 1 check even if you have a roommate. A check! Slow to respond to issues. Most importantly a truly insane deposit policy. Of our $1650 deposit we got $300 back. We were charged $300 for carpet cleaning but also $200 for replacing the carpet as an example. Avoid!!

I lived at the Mason Williams for over 4 years and really enjoyed my time there! It's location is unbeatable and the price is fair. Avin, the building manager was always really helpful and responsive. I moved out of a 2 bedroom with a roommate and into a 1 bedroom with my boyfriend at the beginning of the pandemic and she was really helpful with the transition. The only reason we left was due to a cross country move for a job! I highly recommend if your looking for a quiet and clean building in northeast Portland!
Solid place. I lived there for a year. I had to pick a place without doing a walk through because I was on the east coast and couldn't fly out before. I was relatively happy with the unit although the floor plan was a bit weird with mine(no windows in the bedroom). Would have made more sense to have a half wall or no wall instead of a cave for a bedroom. Poor design IMO, but alas. Things I didn't care: 1) They only take a check for payment(no debit/bank account). That meant overnighting a check when I signed a lease and making sure I left a check if I had to leave town for extended periods which was really annoying. 2), I probably met two people in the building the entire time I was there. There wasn't much of a sense of community in the building(which is fine). 3)The construction of the distillery was really loud for about 2 months and working from home that was somewhat irritating. I'm sure it's good now, but if you're going to be on that side of the building be aware there might be noise from the restaurant/distillery. Having moved down the street a few blocks to a different complex, I will say, having an online payment portal is 2019 is really just a must have. Checks don't cost anything to process, but it's at the expense of customer experience. My new apt complex takes online payments(basically everything is through a resident portal...super convenient and helpful). There's also a great sense of community at my new place which I really enjoy and wish I would have had at Mason(I'm at Cook St now for reference) All in all it's a decent place. I'd shop around first as I feel there are better deals to be had but staff was friendly enough, especially the maintenance man, Dan who was always super helpful and friendly when I had some plumbing issues. The building is very secure(you need a key fob to get in the front lobby and then again to go in the elevator). I really enjoyed the location as well. Hope that helps some of you that are looking.
The worst management I've ever encountered. They were hardly ever there. Have a package? Too bad. Actually, maybe your package would get delivered outside the office door. Have a package that needs a signature? Good luck. Also beware! When I moved out they asked me to sign the move out inspection sheet before it was filled in. That they'd fill it in later and get back to me. She actually went so far as to threaten to fill in bogus charges if I refused. I refused, they balked. Then when it came to sending back the deposit, they waited exactly 30 days (the legal maximum in Portland) to send the itemization, but they didn't send the check. I let them know and they insisted that I lost it and that it'd be a $45 reissue fee. I said no way. We went back and forth a bit (meanwhile I was contacting a lawyer) and it wasn't until I quoted the Oregon statute that says that landlords must send payment by 30 days or they have to pay double that they gave up and sent me a check. Seriously, do not rent at the Mason Williams. You've been warned.
