We totally understand your frustration but would like to clarify. The purchase price of $450,000 was negotiated over the phone based on a verbal description because there were tenants inside and we were not able to get access due to COVID-19. Based on the description, we made our initial offer under the assumption that it would be a rather light cosmetic remodel and made it clear that the offer could change because we had not yet walked the property. Upon gaining access it was clear that the home needed substantial interior, exterior, structural and landscaping work, so of course we had no choice but to renegotiate or cancel. Had the property been in the condition described, we would have been more than happy to pay the price we originally agreed upon. However, we take full responsibility for your unfavorable experience as we were at the beginning of a pandemic and like many businesses, still trying to figure out the best way to serve our customers with minimal in person contact when necessary. Unfortunately, we were not able to come to an agreement that made sense for both of us and were forced to cancel but we absolutely didn't intend for our transaction to go this way. We never sign any contracts with the intention of renegotiating. We are here as a resource when properties need to be sold for cash, as-is, in a quick, simple fashion, for no money out of pocket or when sellers need a buyer willing to go the extra mile to help relocate, move, purchase with tenants in place or even leave trash/belongings behind. We wish you the very best and apologize for the misunderstanding.

Quick recap: someone from this company contacted me on regards to buying I home I have in San Diego. We went back and forth and agreed on a purchase price of $450k, also they did a home inspection with their remodel contractor and still agreed on the $450k We signed all paperwork and a few days later they give me a call and offer 390k, because their contractor made an adjustment to the remodel price and it went up to 80k These guys are scammers, I highly recommend not working with them. They are very shady and only offered $100 for the earnest money. It should have been at least 1% of sale price Ive heard about buyers like this They offer you a price, you agree, and then they come back and lowball you, mind we were already under market price for the area. Concussion: I highly recommend to stay away from this company.

I was uncertaint if I wanted to get involved with this type of sale. But Jeffery came to the house did a walk through was willing to share his plans for the house and offered me a reasonable offer. He would pay off the outstanding mortgage and offered me a cash out. He showed me the comparison or selling the hone with a realtor and selling to him. There was a marginal difference. He also warned me about the head aches of working with insurance in a rebuild and I am finding out now He was right. Several times i have thought about calling him. I have changed my Opinion and would sell to Home Brand. I found him honest and fair.

I found Home Brand Properties to be honest and fair when assessing my situation. They were able to buy my grandfathers house without any issue even in its disrepair and with our financial issues. I dont know what we wouldve done without Austin and Mark, thanks guys!

My wife and I were relocating from Japan to Orange County in short notice and really didn't know California at all, but wanted to find a home before making the big trip. It was tough searching for a place in our budget that had enough space for our energetic 1 yr old, and in a good school district for our 5 yr old starting kindergarten. Followed by numerous video calls to answer all of our questions. Mark used to be a contractor and super knowledgeable about any repairs needed. Everything all the way up to closing went smoother than we could have imagined.
