You were evicted for non payment of rent. The owner hired us because you are a "professional renter" that was taking advantage of the homeowners kindness. We did not play your games and corrected all your repair requests despite you trying to block our vendors access. The judge agreed that you were just playing games to get out of paying rent and granted the eviction. Per Nevada law (NRS 118A) it is illegal for a tenant to withhold rent for repairs while at the same time blocking vendor access (regardless of your work schedule).

If I could give a zero I would . Tod weaver is VERY unprofessional and will rip you off . I was renting a house 2 years ago and they took over property management duties . They were just horrible and would not work with my work schedule to make repairs to home , was told that if I wasnt there when THEY were requesting to come ... the next morning at 7am that they would have a lock Smith open the doors and charge me for it and also threatened to call pound on my dogs if they opened the door with said locksmith and my dogs were not locked up smfh . After just a couple months of dealing with theyre VERY UNPROFESSIONAL people I decided to move out rather than deal with all the stress they were causing . TOD WEAVER knew I moved out the last week of March and went and filed an eviction in April that I wasnt even informed of because I no longer lived at the property... illegal and false eviction!!! Ive tried for 2 years to get a response to ALL THE BOGUS CHARGES theyre trying to charge me for totaling over 6k theyre trying to charge me for removing MY OWN WASHER AND DRYER . I now have to go to the court to try and get this FALSE EVICTION off my record because they want to be shady and charge me for an eviction I knew nothing about !!!! IF ANYONE ELSE ON HERE NEEDS INFO ABOUT THESE PEOPLE PLEASE CONTACT ME AND ILL BE HAPPY TO GIVE IT TO YOU . This review is not true and we're very sorry that you feel any animosity towards us. When I called to apologize you mentioned that you applied to 5 other rentals this month and refused to sign leases with all 5 other management companies as well. We were the 6th. Thats an odd pattern in my opinion but context matters as even after my sincere apology you continued to feel contempt for me and my staff when nobody was trying to harm you. Our only desire was to help you secure the property that we thought you wanted. Three business days for an approval is not a guarantee. Under normal circumstances, it usually takes 3 days but we had multiple good applicants come in at the same time that had to be reviewed, so instead of hearing back Friday it was Monday (4 business days). The delay was also due to an upexpected break-in at the property that happened at this same time. They stole our lockbox with the key in it, tried to break-in through the back door and stole the pool pump equipment. Obviously we had to correct all of these issues before we could move anybody into the house so we were busy dealing with the owner, multiple vendors, filing police reports, etc. When we spoke, you admitted that our employee was NOT posing as a licensed agent. She had to do a property check because of the break-in and only opened the door for an approved applicant. She did not enter the home with you and did not discuss anything regarding this property or lease and referred all your questions to the leasing agent because she was there to check on the condition of the house and report back. The property was not dirty, as the homeowner cleaned it himself. Overall the paint was in good condition so he did not want to repaint the house for a tenant but he agreed to send a professional cleaner for you if you wanted it cleaned again. It takes 2-3 days to create the lease after approval. The Holding Fee Agreement is a standard LV Realtor form found on LVR's website which is used by all Realtors if an applicant wishes to hold a property before the lease is signed. The hold fee is equal to one months rent and becomes the deposit once the lease is signed. It allows us to hold a property for up to 30 days as some applicants need to give a 30 day notice to their current landlord. The fee commits an approved applicant to rent the home so they cannot back out and damage the homeowner who could have rented the property to somebody else if we werent holding it for that person. Nobody has to sign a Holding Fee Agreement, but we cannot hold a property for anyone without one. Given that you recently backed out of 5 other rentals after being approved, it makes sense why you refused to sign the agreement even after we printed off a blank copy of the lease for you. You did the right thing by not signing the hold agreement if you were not ready to commit to this home. The Holding Agreement did its job though as we did not waste any time holding it for you, and were able to rent it to somebody else the moment you left our office.

I was approved for 7186 Teton Lake in Las Vegas. Upon my approval I was shown the property by Katie May (who is NOT LICENSED). I was asked to bring in the $2300 deposit to hold the property until my move in where I was to bring the remainder of the money owed. I noticed on the email that they sent me that I would be given the lease to sign 2-3 days after I made the deposit. I was concerned about handing over $2300. without signing the contract right then & there. I asked Irene Gradoville about this issue. She said "It was a kinda like a hybrid lease w/a GLVAR lease, & everything is pretty standard in the lease." I asked her "what happens if I don't agree to the terms of the lease once it's presented to me in 2-3 days (after I hand over $2300)?" She responded "My deposit was NON-REFUNDABLE." She babbled on & on about how I could look at a blank lease, but it wouldn't be the actual one that I signed with additional addendums in 2- 3 days. I called a few of my real estate friends to ask if this was even legal & was told it is, but they do NOT recommend that I hand over $2300. without signing my lease & leaving with it in my hand. It's EXTREMELY SHADY that they don't have you sign the lease upon handing over thousands of dollars to hold a property. After reading lots of mixed reviews about this company I now understand why they do that. THEY ARE VERY QUESTIONABLE in how they operate their business. They have lots of BAD reviews from home owners & tenants. Check reviews everywhere not just here. Do your RESEARCH FOLKS! They took 8 days to approve me (even though it was supposed to take 3 days) #2. I had to google search how to get in touch with Irene Gradoville to get a response to my numerous unanswered calls about my application. She was the listing agent on Zillow for the property. She did not want to talk on the phone or discuss anything about my application after 5 days of me submitting it. #3. They sent an unlicensed employee to show the property. #4 The property was DIRTY! Walls needed painting. I had to ask if they would clean & paint it before I moved in. They responded that they had to ask the owner. Owner approved the clean, but not the paint. The walls were dirty & were painted with flat paint, so pretty hard to clean. #5. They recently changed their business name from Real Property Management to Rentmax Property Management.

Finally got the repair issue with my appliance fixed. Victoria is the new repair manager and completely changed our rental experience! Called in and the NEXT DAY I was scheduled, before I waited at least 2 weeks and we had to do our own follow up (explaining the 4 stars). She texted me the day I was scheduled to follow up and the next day as well just to be sure it was working when we used it. Best experience with Rentmax by far.

The tenant was not allowed to have any cats in the property per the lease. However, when we discovered the cat and sent her a lease violation letter, the tenant responded by sending us an "emotional support animal" letter from her doctor. By law we could not do anything about the cat at that point. Every management company holds the last months rent to pay any outstanding bills and tenant deposits get distributed within 30 days for final move-out. We apologize if this process caused you any financial trouble but all these things are standard practice with any management company. I had a terrible experience with this company as an owner for a second time! I should have never went back. I got burned twice! The yard was a mess most the time, the tenant had a cat which it was no pets allowed and the management company did nothing and said it was a delicate situation. In the end they help my funds for 3 months and kept saying they would send it and never did. I wouldnt recommend them to my worst enemy! If you are an owner please stay away because they will make your life more difficult! If your a tenant I highly advise you to look somewhere else because their lease is absurd!
