Hi Jon, We have had a number of conversations with you over the years with regards to this project, and it has been confirmed that there is no evidence of delaminated plywood to the terrace area other than on a parapet. A meeting was also arranged to discuss your concerns but unfortunately you made the decision not to attend. Zero stars. I insisted my contractor use an authorised Bauder installer after his delays caused ply to get water damaged and start to delaminate. The Bauder installer was told the contractor was to replace delaminated ply before installation of the water proofing, but instead the installer (GRM Roofing) installed over the delaminated ply. I now have a flat roof and terrace with 18mm ply which is bowing beneath my feet and the only way to replace it is to take all the waterproofing and render finishes off. All of the waterproofing by GRM Roofing is worthless as it has to be uplifted, as is the Bauder guarantee because the sub base is not fit for purpose. I would expect a trained installer to have a DUTY OF CARE to ensure the substrate is fit for purpose at the very least to notify the contractor that necessary repairs / works have not be carried out rather than cover it up. They claim the roof is correctly installed despite the up stand on to a wall only being aprox 100mm high (not 300mm and not overlapped!!). Apparently authorised installers and Bauder will install Bauder product on any defective substrate, even when told it needs replacing. I had to get roof vents installed retrospectively as GRM could not be bothered to even advise on, let alone arrange for vents as part of their works to a ventilated roof. Do not expect Bauder to do anything other than defend their installers. I had them come out to site and their report completely ignores my complaint and finds no fault with their installation ( 100mm upstand??) It even trys to cast blame on their being only one small vent to the terrace (there are 4 vent aprox 80x 200!). It absolutely scandalous. Bauder insists if there is an issue I have to take it up with main contractor, as if this absolves their involvement and duty of care training and supplying the installer who covered up the damaged ply. Thought Id attache photo of the 100mm upstand with exposed ply under the insulation GRM burnt and underside of bowed 18mm delaminated ply.
