Rachel - We would love to know which unit you were in without a functioning shower as that is something we would want to get fixed immediately. Additionally, when a fridge is damaged or just old and removed, we usually order a new once once an application is approved for a property. The companies we deal with can usually deliver in stock new appliances within 24 hours - well in advance of a move in. I think you will also find that application fees per applicant are pretty standard in renting residential real estate. Part of our process, in addition to collecting and handling all the paperwork in the office, is running a credit/criminal background check. These checks are processed through a third party service for which we pay for each applicant processed. We try to make it clear what the requirements are to rent from us, this is to help reduce the number of applicants that get rejected for credit or income. They require $45 application fee per person 18 and over on lease..meaning $90 just for a couple. If you need a cosigner thats another $45. Honestly when we looked at the property it was missing the fridge and the shower did not work. But the ad said move in ready?
A.J. - I took a look at your application and it currently shows as incomplete as only your husband completed the application, where we require all tenants 18 and over to apply individually. As your application fee was paid on saturday and we were closed Monday for the holiday - today was our first day to review the pending applications. As someone had completed their application before yours they have first right of refusal to select that unit. In the event they choose not to rent the property we will move to the next complete application. Once a completed application is approved and the unit is rented all other application fees (for applications that were not processed/approved/denied) will be refunded. The refunds are handled by a 3rd party processing company so can take a few days to post to your account. We strive to do our best and process all applications in the order they are received, please give us time to go through the process as again it was a holiday for our staff as well - best regards AP.

I called the leasing office about a gorgeous property that was advertised. I noticed it had been on the market for almost 90 days and I mentioned this to the leasing agent. I asked why they hadn't been able to rent it out. She informed me that they hadn't had anyone qualified to rent it yet. I was thrilled because my husband and I have 800+ credit scores and excellent rental history. We paid the $45 application fee and kept our fingers crossed. I called first thing the following morning and left a message. No one returned my call but I received an email hours later saying that the property was off the market. What they did with our $45 dollars is beyond me and I can't help but wonder how many other people they took $45 from. I googled this property management company prior to doing business with them. I found low ratings and poor reviews but attributed it to people having unreasonable expectations and taking their frustrations out on the internet. I can't help but feel there is something shady about this company. Beware!

Representative Claudia White was very helpful, friendly, and straightforward in my housing in-processing. Would definitely recommend to new tenants on the market for the Sparks area. Groundskeeper is very attentive and always looking to make improvements where requested.
UPDATE NO LONGER FIVE STARS. Deanne is not there now...WE GOT COMPLETELY RIPPED OFF! DO NOT RENT FROM THEM. When we moved in we had to clean up a past tenants dog crap, no big deal but once we moved out they accused us of EVERYTHING that was wrong that we CHECKED ON THE LIST, upon move in. We almost went to court and sued them. But since this cost too much money I will just try and warn you DO NOT USE THEM.
