I wish i could give them a better score but in my 3 years of experience with them it has not been pleasant. I haven't had anyone curse at me or talk unprofessionally. Actually the general interactions have been nice. but they refuse to fix anything right. They gave me an oven to replace another broken oven - with dirt, leaves, spider-webs and roaches in it - which we had to deal with exterminating, They gave us several broken dishwashers - slime, screws falling out, heating element not working on any of them - again junkyard appliances. The refrigerator they gave us was dirty and had some kind of black growth in it. We started discovering issues with the house after we moved in and they just ignore us - I guess they got tired of us reporting things they either won't fix or wont fix correctly. They charge market rate for properties that are below standard. For example the houses in my neighborhood rent for about the same as the one I have - but they are clean, well maintained and have no history of major issues. Partner's charges us the same amount for a house that suffered a major flood, and has not been restored correctly. Warped walls, the smell of mold, outlets that do not work. If you tell them they just ignore you. Just be warned before dealing with them - I think they specialize in dolling up damaged properties in decent areas - charging way higher than they should and not caring about your living conditions after you sign the lease. It looks okay until you move in ad find the horrors you can't catch on a 10 minute walk through... caveat emptor.

Ok, I read the reviews and I just wanted to clear a few things up for these people. First of all.. this is a management group, it is not a landlord, they communicate with you IN PLACE OF the landlord, of course you can understand that. When you aren't dealing with a landlord, you have to follow protocol. If your rent is late.. a 'person' would have mercy on you and your story as to why rent was late, but these people do not. "But why not??" <--because if they let you slide once, you'll think you can slide every time, and it shouldn't work that way. My complaint was that they collect rent at a different location than their office, so you can not personally walk in and deliver your rent to them (like I am used to doing) on the day the rent is due. You are asked to simply mail it and put a billing code on the check. Simple, but there are times when the 5th ends up being on a Monday or Tuesday, mail doesn't run after a certain time on Saturday, and none at all on Sunday, and on Friday.. paying rent 4 days in advance is the last thing on your mind. If the post office stamps your mail as being received BY the 5th, whenever the mail gets to Partners they will use THAT date as the date you 'turned in your rent'. It can take some getting used to, but it's just the way you have to do it to avoid a late fee. I started post-dating my checks and sending them early, that way no matter when they get the check.. they cannot cash it until the 5th. As far as maintenance is concerned.. we have had a sewage pipe burst under our complex, washing machine bearing went out, dryer was shorting out and making a galloping noise, kitchen light was not working properly, and all of these things we complained about.. fixed (and by that I mean -replaced-) within a few days. They really aren't that hard to deal with if you are on the good side of things. I know management groups can be sticklers.. but their neck is on the line, they have to run a tight ship or the home owner could choose not to use them anymore. I live in Buckhead right now in one of their buildings they manage and I have no complaints. I needed to call them, so I googled the name and I saw the bad reviews.. So I felt like coming on here and giving them an honest review. Too many people feel the need to review after a bad experience, and that isn't fair. When you call to dispute a late fee.. it's not exactly fair to say "She was so rude!" because the person you were speaking with didn't feel sympathy for you. When the repair man doesn't show up in 24 hours.. you can't say "He doesn't seem to care.." because let's be fair.. he's not sitting at home waiting on your call, he's a busy man, and you have to wait your turn, you don't go first because you cry the most. My review is just meant to be from someone who is 'content' with the job partners does, because they have not treated me unfair to date, and I have been here 7 months. Don't put them in a bad spot, you won't have to feel the wrath. Hopefully this review has helped someone feel better about doing business with Partners. Everyone, take care.

I've been living in one of their properties for less than 2 weeks and I can tell you now that they are the worst people to work with. Also probably less than 2 mos. of staying here I had a little mice appear; on another day a lizard. Since being in my rental property I have had life threatening electrical issues. Some of the electrical outlets spark when you plug things in the wall. One day I kept smelling a burning smell; found out a plug behind my dresser that I wasn't using just started melting. In one of the bedrooms that I was using for storage, I noticed too late that it already had melted outlets, which would have been a very clear sign not to move in had I caught it early on. They allowed for me to move in with a half working stove, which I didn't discover until later on. The heat doesn't work efficiently all over the house and they refuse to move expeditiously to fix the issue. I tried to invest in a space heater to alleviate the problem, but I can't use the space heater in some of the rooms, because all of the lights will go off. They did not offer to place me into a hotel until the issue was resolved, despite freezing weather conditions. In less than 2 weeks my light bill is already projected to be between $200-300 and I can count on one hand the number of times I have turned on the heat. Ga. Power even came out and told us the problem was the hvac system and the house was poorly insulated. He also told us the people that lived their before us had a light bill for about $600, so they moved out (I'm not sure if he was supposed to tell us that). I wake up with aching joints and muscles due to sleeping in the cold. Some of the contractors that have tried to fix some of the issues in the house have expressed to me that partners management are crooks and they should have never moved me into this home with all of these issues. Update: stayed in the property for about 9 mos. trying to work with them on the issues. My August rent payment mysteriously ended up missing after I reported what I believed to be some expensive damages in the home that were not due to my fault. They quickly sent a demand letter, charged a late fee, and threatened me with eviction. There were so many bugs (water bugs, spiders, etc.) in the house due to a lot of moisture under the house. When 1 of the toilets started to sink in the ground they allowed us to break our lease and move. I hope they don't move anyone into the 2700 Flat Shoals Rd. home without fixing this house up.
