Regarding the deposit refund and the remarketing of the property, per the lease agreement, which is a legally binding contract that you knowingly entered into, there were a number of areas where you did not fulfill your obligations- cleaning, landscaping and leaving the utilities on in your name to name a few. We scheduled and completed that work in order to get the property both ready for the remarketing of the property and move-in ready for the new tenants. We were able to secure a new tenant, get them moved-in and complete all of the necessary work within about a two or two and a half week time period; thus, saving you 3 months of your rental obligation. The average days on market for a rental is in the metro phoenix area is about 30 days. So that timeframe is way above average. Regarding the carpeting, we have no recollection or record of our promising carpeting replacement. Im sorry if you somehow got or were given that impression. Lastly, we appreciate the feedback on maintenance and repairs. We are always aiming to do better. Again, Im sorry you feel as though we missed the mark. Unfortunately our rental experience with sage wasnt as pleasant as others. We rented a home for only nine months. The refrigerator leaked all over the kitchen, the AC would not cool below 80 in the hottest part of the summer. The pool guy didnt come for about half of the lease, leaving the pool filthy and useless. The maintenance requests were a dead end. We had to leave the lease early as my wife and I are expecting and needed to buy a house. They did allow us to break the lease for a cost as long as new tenants agreed to move in. You wouldnt believe the damage you can do to a house you never spent any time in. They really helped themselves to our massive deposit. We treated the house like our own and left it in as good if not better shape than we came in. They replaced baseboards, stove tops, all things that were in very poor shape when we moved in. They also promised to replace the carpet before we moved in and they didnt. Promised to replace the broken closet doors. Didnt. I replaced all the closet door runners on my own dime, and also spent hours upon hours cleaning the pool when the pool guy failed to come. Its not that I expected much better, but with these other positive reviews I had my hopes up a little. Disappointed.

Has been a pleasure working with Sage. Im a landlord that lives outside of AZ and they were able to handle remodeling projects, getting house ready to rent and finding a qualified tenant very quickly. Id recommend them to anyone that is looking for someone to manage their property. Very professional.
