Purchased a house from this developer in Nov 2019. We have already had to replace the roof because the wrong roof was put on our house. Most of the residents in our townhome subdivision have had to do the same. Several residents have had to replace their rooftop decks due to water damage in the house. The tile placed in the third-floor guest bathroom was not reinforced so it cracked and fell apart. The tile on the second floor outside patio was also not reinforced and it as well cracked and fell apart. And the newest thing to fall apart in our house is the master shower pan that failed. So now the entire master shower has to be ripped out resulting in a several thousand dollar repair job. Not even sure if the construction company they used is still in business. You would call about things not working in your house or water damage, and a patch job would be done. Most of us actually stopped calling the builder for repair jobs because they were not actually getting fixed. Buyer beware of this company. Your getting a new construction fixer upper.
Beware of this home developer company. They sell you false promises and do not deliver on their work. I recently purchased a home at Moderno heights in the independence heights area in Houston TX. The home was marketed with private fences in yards but that never happened. I was told the city of Houston denied having fenced in yards due to fire safety hazards. Also the lot I was sold has a utility easement. This was not discussed while picking the lot. I was the first to buy into the community and had the pick of any lot. Then came the closing delays, which was expected but there was no formal communication. I was told to have closed in August, then October and finally November. Upon a few weeks of closing, I noticed they had installed the fence for another property in the same subdivision. I ended up paying for the fence out of my own pocket even thought it was quoted in the cost of the $330k home. After closing on the home, I am noticing fixtures and appliances that was originally advertised for the home, but that isnt even installed. For example, there is no gutter, no whirlpool SS dishwasher, no exterior light, nothing! Lastly, my trash can got picked up from the city of Houston because the developer failed to tell us that the city of Houston rejected their proposal for waste and recycle pickup! Until this company do right by the residents of Moderno Heights. I will leave this rating as a 1 -star.
Worst builders ever. They are building in our neighborhood, and exhibit the most "couldn't care less" attitude about trash, noise and general upkeep of their construction site. We have complained to their parent company, Urban Living, but each time we are dismissed with the response that Urban Living is "not responsible" for these builders, even though Topaz is a subsidiary of Urban Living. Fair warning that if Topaz/Urban Living is putting up a development near your house, you will be in hell for the next 1-2 years.
