Its disappointing for all involved when a home sale doesn't work out for financial or personal reasons. This situation presented a few challenges: The Riveras needed a house that would be completed fairly quickly within their budget, but the only homes we had available at the time that could possibly meet their criteria had yet-to-be determined final pricing. When we agree to hold a house for a would-be buyer before completion, its difficult to estimate what the final cost will be until we receive all the bids and final invoices for labor and materials. We do our best to estimate the pricing, but recently have been hit with some radical inflationary cost increases. The Change Order to add the luxury vinyl flooring increased the cost of the home, as did the final pricing we received for materials, which included higher than anticipated increases. Our approach was to price the house in order to cover costs, but it was still beyond what the Riveras had budgeted. o When that pricing wasnt agreeable, we sought to move on in the most amicable way possible. o Despite the legal assurance that our Hold Agreement stated that change order funds were non-refundable on this home, we refunded them in an effort to avoid prolonged unhappiness with a disappointed customer. Evergreen Homes is built on the foundations of fairness, equality, respect and ethics. Our employees demonstrate those values in every interaction with our subcontractors and hundreds of satisfied home buyers. Its unfortunate that it didnt work out for the Riveras, and we wish them all the best in their search for a new home.

When my wife and I first met with Chris, he told us he didn't want to waste his time with us. He questioned whether we could afford the house he was selling. He finally agreed and showed us two different lots, when I asked him to send me the floor plans, he sent me two different ones that were cheaper than the ones we had viewed. After viewing lot 313 on Royal Terrace, he told my wife that he doesn't spend a lot of money on landscaping because he invests the money in the house. He then told my wife that shouldn't be a problem for us since we have a "Juan" referring to me, I am Mexican American. We decided to go forward with putting a lot hold and making a modification of $17,500 to the lot 313 on Royal Terrace. We agreed to a price of $805K to $815 in March with a completion date of mid-June. In April, I requested the Sales Agreement to lock in the interest rate. When I requested it, he increased the price to $865. He then proceeded to tell me that if I didn't agree to this increase, he would keep my $17,500. It was only after I hired an attorney, that he agreed to give me my $10,000s back. I refused and told him that the attorneys would figure it out. He told me I would lose and that I would have to pay his attorney fees and he would also get to keep my $17,500. A week later the attorneys did a settlement agreement, and I got all my money back.
