Hi Shannon, Hope you are well. I wanted to address your review of our company and how we have to handle work orders and requests. As you are aware, we are an intermediary as we handle the collections as well as any maintenance requests from our residents like yourself. As with any property, there will be issues that need to be addressed. When we received any issues sent to us, we scheduled our vendors to assess the problem, provide estimates for the owner, which need to be approved. This interaction does cause delays, because at times they want to see secondary estimates. We only have the authority in our management agreement to spend a certain amount before it has to be approved. In your specific case, we sent one of our vendors to address the majority of the list of issues, but you were not happy with some of the items that were installed, such as the door bell. The tone of the door bell is not something we can do about and can not continue to send people to replace The majority of the the items were addressed on that same visit. If there are any pending issues, these can be resolved by emailing the address on the lease agreement and we will be glad to get it taken care of. With respect to your move in, we absolutely sent someone to clean that property. I will agree with you that they did a poor job, but what this complaint does not state, is that we sent someone to re-clean your property within hours. We had tied a new vendor and due to their in-adequate work, we stopped using them. Unfortunately, they did not do a good job for you and we do apologize for that, but this is why we sent someone to make sure the work was completed. Again, if there are any issues pending, you are welcome to communicate with us directly. Unfortunately, this is not one of our venues for handling repair requests. Just a blatant lack of service to their customers. The owner believes they're getting a service for their tenants, but instead they're paying for someone to answer a phone/respond to emails with false promises. If you rent under this management company be prepared to handle issues on your own and on your own dime. There's a reason they don't have work order turnaround time on their lease. They don't resolve the work order requests Also, to be handed the keys to a filthy home but yet receive a "move out checklist" indicating all the things that need to be done prior to move out that haven't been done for you. There is no way the previous tenant received their deposit back, however, none of that money was used to prepare the house for us. Make sure you document with emails, pictures, and witnesses. For those who left 5 star reviews... Please share your secret to getting this company to follow through. Or perhaps you were paid to write a glowing review It's cheaper than resolving the actual problems.

Hi Melanie, we appreciate the communication, but there are some things you need to be aware when providing such a review. The listing you are talking about is one of the properties that we manage and that we list for rent. Sarah is an independent Realtor, which shows many of our properties and any other property on the market. We provide her leads via automated phone or through emails, to show and has full control of her own schedule, but does not work directly for us. If I understand correctly, you were given our office number to contact and to schedule a showing. When you did, Stephanie, who is one of our agents that does work for our company, immediately scheduled with you, left the office and showed you the property by 1 PM today (less than 1 hour). Essentially the people within our company were professional and responsive to your needs, which I do not believe warrants this type of review. I DEFINITELY DO NOT RECOMMEND! Ive been trying to get in contact with this company for a rental home that they have listed. They recommended me to speak to SARAH GIBBS. DO NOT SPEAK WITH HER. I had been trying to get in contact with her for almost two weeks and even left a text message but she didnt answer. After two weeks when she answered her response was, Is this an emergency?! I have four missed calls. Im with my family right now. When she answered she was yelling and very angry. I then asked her for the office phone number to get in touch with maybe another agent and she replied with Dont you have it? Arent they the ones that gave you my number?. THAT IS TRULY UNPROFESSIONAL especially after trying to get in contact with her for two weeks. I dont recommend. I am truly disappointed to have received such TERRIBLE CUSTOMER SERVICE. I do not want anyone else to have to answer a call and hear such anger and yelling.

Hi Kiefer, I wanted to take the time and respond to your issue. I understand your frustration with the time it took to make the repairs and want you to know that we took your communication very seriously. The moment you made management aware of the issue, we tried to address the problem as quickly as possible. Unfortunately, the vendor that was doing the work did not complete yesterday and over promised his arrival earlier today without communicating with us. Please understand that these are independent contractors and we can only address the issues with them directly as we have already done. I do understand the repairs were completed today, as it wasn't just one door that was allowing the humidity to enter, but we addressed at least four of them causing the job to extend. Also, please understand that the owner has to approve all work to be done and replacing all of the doors was not an option he was willing to entertain without first attempting to fix them, each of those double french doors can run upward of $1000. We hope that the work has been completed to your satisfaction and that we can correct any miscommunication to be more efficient should something else need to be repaired in the property. To bill themselves with "management" in their name, their management sure needs a lot of work. The house we started renting ending up having extremely high humidity that propagated dust mite growth, and my whole household has been coughing and stuffed up for over two months. Three weeks ago I called the office to request that the weather stripping be redone and that a rotted door in my master bedroom be replaced. Long story short, I was informed that the door would not be replaced because it was too expensive, I've missed a total of seven days of work trying to be at home for the repair, three times the repair team has just not shown up for their appointment with no notice, and they showed up one time with the completely wrong materials and left without doing anything. The repairs are only half done at this point. My whole house is still sick. If you're looking to rent, I strongly recommend you take your services elsewhere.
