...Interesting narrative, but full of falsehoods. SMART did not make you pay anything, you chose to apply presumably at the urging of your real estate agent not affiliated with SMART. Two applications came in, one was yours, and they were processed simultaneously. Unfortunately for you, even though your application was good, the other one was significantly better. Our client is the owner of the property so we are duty bound to chose the better of the two -- and it was not you. I caution you to be more careful about making blatantly false statements online - it can come back to bite you. If anyone dodged a bullet, it was us. Thank you for confirmation that our staff made thhe right decision foday.

They're fraudsters - avoid them. My friend and I applied for a rental and they made us pay the $65/person rental fee knowing fully well that the apartment was already taken. Within minutes of collecting the non-refundable $130 ($65X2) from us, they made an excuse of how it was a "crazy market" and while our application was good, they had better. To give you perspective, my income alone is 6X the monthly rent. At any rate, it's a predatory business model to pocket high "application fees" from multiple people for 1 apartment. Looking at the comments though, I'm glad that we dodged this bullet - imagine actually renting with them. How cheap and unprofessional these folks are, really!

SMART Has never had an owner or tenant by this name. It is likely a false post from one of the ex-employees we fired a few months ago.

Wouldnt even dare recommend this company to my worst of enemies. Beyond rude and very unprofessional. Ignored constantly or being put on hold for several minutes, if they even answered. Surprised this business is still up at this point. Complete and utter disrespect from the owners, Discrimination and mixed up paperwork, broken rules and regulations and straight up broke contract. Id say this company is the definition of cancer but at least with cancer you get a faster response time.

In spite of having a negative experience with one of their properties, I can recommend this team. The owner of the property I was looking to rent was ultimately at fault and SMART went out of their way to make it right. Good, honest, solid people. Cynthia Pitts was especially helpful and I look forward to working with her in the future when I am ready to buy.

This is one of the most dishonest, unreliable companies Ive ever worked with. We moved into a home managed by them in September and had several issues right off the bat. We were directed to work with Sydney Gardner to get these issues resolved. She was unresponsive for weeks at a time, and when she would respond was rude and unhelpful. One of the issues was all of the plants in the yard were dead upon move-in. In the lease it says you are responsible for the yard care so we wanted to make sure SMART knew the plants were dead (not by our doing) and have them replaced. It took 2 months for them to respond and resolve and new plants werent put in until October. And they only replaced the front yard and never responded to our continued plea for them to acknowledge or replace the backyard plants. We had the landscapers set up the sprinkler schedule in accordance with the Nevada water guidelines. Due to unforeseen circumstances, we had to move out at the end of January. We left the home in better condition then we found it. However when we got our security deposit back (at the end of February), SMART had deducted almost $600 for new landscaping, stating all the plants were dead! We have pictures to prove that the plants in the back were dead upon move in and never fixed, and pictures on move out day showing that the plants in the front yard were alive. Shannon Gardner (the property manager) is refusing to give us back the $600 and is ignoring our request for a copy of the landscaping invoice so we can see exactly what we were charged for. This company is completely dishonest, and take the approach of ignoring their customers if they dont want to deal with repairs, or issues. In the current climate of our world, taking money away from customers to pad their own pockets is especially criminal. I would recommended staying clear of this horrible company.
