The fees and charges are absolutely insane, and they are clearly taking advantage of people. They charge $65 to apply, almost $400 non refundable fee to process said application, $375 non refundable cleaning fee, plus a full month deposit. Non refundable pet fees and permanent pet rent too. Basically, a $1800/month rental will cost you almost or more than $5000. I hope someone starts a class action lawsuit.

Your lease agreement which was signed and agreed upon states the terms and conditions. Actions that do not abide by the terms and conditions stated in the rental agreement result in a violation notice. Notices and their respective fees are also stated in the rental agreement. While we didnt end up renting a place from TMG, one of their agents, Michael Ramirez provided us with excellent customer service! He was helpful, honest and went above and beyond to ensure our questions were answered by the property owners.
Hi Brandon - All financially responsible lease holders are required to fill out their own rental application in order to be approved to rent a property with TMG. We are sorry to hear that your wife did not meet the rental criteria. TMG abides by all Fair Housing Laws, which does not allow us to make exceptions based on marital status. When applying for TMG, all applicants sign and agree that rental application fees are nonrefundable, regardless of the outcome. Our rental applications are valid for 90 days, and good for all of our properties. Should the circumstances of credit improve, we are happy to re-screen and re-qualify your applications if you reach out to us. We hope to assist you in the future.

We live in a single income household. I was told my wife was still required to fill out an application and that her lack of credit would not affect our application approval, but that I may have to pay an additional deposit. We filled out the applications and paid both fees. We were denied solely based on her credit score and they refused to refund the application fee.
