I am undecided up to this point. I love my house and location but all we kept hearing was "attention to details." In my humble without the ability to build a house opinion, details were overlooked in every room of my home.
Eastwood gets 3 stars because the floor plan is great, exactly what we were looking for and the sales process was very good. Colton was incredibly patient and took all the time we needed to answer our questions. Short of this, it would be a 1 star rating. Eastwood 100% over promises and under delivers on the build process. The root cause seems to be that Eastwood hires sub-par contractors, who do sub-par work, which Eastwood then fights diligently not to address. You, the home buyer, are relied upon to be the eyes and ears of Eastwood. On the bright side, almost every issue we discovered during the build process was addressed, but not without heated discussion. The first response to each inquiry is either, "that is done to plan", or" that is done to code." Often, neither is a true statement. We were eventually told by one Eastwood employee, "We are a production home builder, not a custom home builder." Deadlines are critical for bonuses to be paid. You will end up with a nice home if you are diligent throughout the build process. You must find the issues and insist that they be corrected immediately. Do not count on Eastwood's QI process to find and address issues. 1. The framing was incorrect (done to plan). We were able to convince the builder that the framing was wring after several discussions and an inspection of the same model in another community. Builder thanked us for this. 2. Safety pole in garage near water heater (done to code). Effectively turns garaged into a 1 and 1/2 car garage. Code says the safety pole is not required of gas line to water heater is 6 feet off the floor, which ours is. I will need to pay to have this removed since Eastwood will not discuss it. 3. Porch light over front door not centered (done to plan). Corrected after much discussion. We asked for a review of the plan, since no plan ever calls for an off center light. 4. Toilet in master water closet off center (done to code and plan). After much debate, this was corrected because it is neither to code or plan. Not fixed until after tile floor was laid so much cost and rework required to correct this. 5. Trim work (done to plan). Because the framing is so sloppy, baseboard trim is sloppy. After much discussion and debate, these were mostly corrected. I have since walked through other homes under construction in our neighborhood. The framers use warped 2X4's, or straight 2x4's that are not lined up correctly, causing the dry wall to bulge and the trim to look amateurish. 6. Grading/landscaping (done to plan). The yard was simply not graded properly. The area that should be the high point, is actually the low point and pools water. The builder states the landscaper used a laser to confirm the grade is correct. Two different Eastwood employees have walked the yard and confirmed it is poorly graded. One said this was the first time this landscaper was used and he had another yard to inspect with the same issue. Eastwood has stopped responding to requests to address this so it seems I will have to resolve this myself. 7. Dishwasher broken when installed. We did not discover this until after closing and used the dishwasher. I put in a warranty request through Eastwood but was quickly told this is a manufacturer issue and I need to call them directly. Even though Eastwood broke it while installing it. 8. Pendant light prewire (done to plan). When I removed the caps to install the lights, I discovered that the wires had not been stripped and prepped. I was told that is not within scope of plan. Our home is the only one I am aware of that this was out of scope. No further response from Eastwood. 9. Plumbing. The house failed the plumbing inspection 3 times. The details on this were not shared. 10. Laundry room cabinets. We received a call from the design center, after the dry wall was complete, that they had ordered the wrong cabinets for our laundry room. They were now ordering the correct cabinets and it would cost us an additional $750. Eastwood did make this right by ordering and installing the correct cabinets at no extra cost to us.
