Oftentimes, property management groups negotiate contracts that allow brand new commercial equipment to be installed, serviced, and maintained at a rate that is suitable to them, all the while collecting the revenues the equipment generates. We certainly do not strong-arm anyone into signing a contract. We apologize that you do not find the agreement suitable for the group that previously managed your building. This is a combined review for Cherry Creek HOA professionals and Clean Designs. If you are a building looking for an HOA management company or a laundry service, do your building a favor and DO NOT select either one. Our building was previously managed by CCHOA, and the manager at the time entered into a 7 year contract with Clean Designs. Yes, 7 years. At this point, you may think, maybe you got a good rate? False. Our building pays $150/month or $1800/year for outdated laundry machines, that we have to pay for. Residents pay $2.50 per load. So in addition to the yearly fee of $180 per unit, they have to pay to do laundry. When our building switched management companies, due to the high expense and low quality of CCHOA, Clean Designs began collecting the money from the laundry machines. In theory, the building collects the coins, to off set the cost of the ridiculously high monthly fee. Clean Designs did not inform anyone on our board that they had been collecting money for almost a year... When I called to let them know we wanted to terminate the contract, they said just let us know and we'll pick up the machines. A few days later I called back and asked them to pick up the machines, they said they cannot as we have 6 years left in the contract. After many more emails and phone conversations, with multiple people, including the boss, Peter, they would not negotiate. They offered our building $300 they collected (if we all do some basic math that's only 130 load of laundry for the entire year....) and to potentially remove the coin operated portion of the machine. All and all, a s&*t deal. When I asked for clarification, they informed me that they'd only be speaking to my property manager. Cliff notes: Trust your property manager. However, if you inherited a mess, Do NOT enter into a contract with this company. It is not fiscally responsible. Buy a unit for your building (at $1800/year you could replace washers and dryers every 2 years and still have money left over).

Kyle, thank you for the feedback. We apologize you had to go through a learning curve with us on the card system. Greenwald discontinued a laundry card machine on us in the middle of your order. The new card loading machine sent to us was new to us, and we apologize for that. There have been multiple site visits post installation with your employees; apologies that did not get relayed back to you. We have answered the calls from Ashley/Megan/Andy, but acknowledge there is always room for improvement. Thank you.

I will give 2 stars because of the laundry equipment having no problems at one of my projects (8 washer and 8 dryers), luckily my employees are smart and can figure it out, as the service side doesnt seem to be a lot of help. The second project has had numerous issues after a second purchase in less than 5 years on 4 washer and 4 dryers (stackable). The card system we purchased was Greenwald and the system never worked properly. They had to install a single cash system and a debit/credit system for loading laundry cards. The cash system had to be hard reset after every use, saying Contact Property Management and the cash system had no way of reporting income information. We had contacted Peter several times about the issue and he never figured anything out. He has never stepped foot on site to figure anything out for us. We have had the equipment for over a year and it still has problems all the time. If there was a better place to get laundry equipment around the Aspen area, I would contact them. Unfortunately, we have to go to Denver.
