Hey Cynthia, Thanks for taking the time to post a review. I'm not sure what you're referring to when you say we're difficult to get ahold of. I see your last request about the AC was on 8/12 at 6:48PM and we responded at 6:54pm. Your other requests were asking about waiving late fees and eviction charges due to non-payment of rent, but those were also responded to in a timely manner. As far as the boiler, you put in a request at 9:28am on 6/22/21. We had a plumber at the property at 6/23 between 2-5pm. The plumber determined we needed a new control valve, which was ordered same day, 6/23. The part arrived to your residence on 6/29 at 6pm. We dispatched the plumber and the control valve was repaired the morning of 7/1. I don't see any other requests or complaints about the smell of gas after we completed this repair. In regards to your comment about us charging you for repairs, I see the only repair you were charged back for was unclogging the kitchen sink - which the plumber determined to be from excessive grease being poured down the sink drain. And since this issue was caused the tenant, not from normal wear and tear, you were correctly charged back for that repair. DO NOT LEASE/RENT WITH THEM!!! They are always extremely difficult to get ahold of. And we went a whole year without them repairing our boiler so the laundry room would smell like gas. I have babies so you can imagine how dangerous that is. Then they charge YOU for for sending people to look at the issues. NEVER again.
Good morning Annmaire, We're glad you had a great experience with Liz finding the property and hopefully I can shed some light on our maintenance & pest processes to give you more clarity on owner vs tenant responsibilities. You moved into the property on June 11th, which was an expedited move due to issues at the property you were living in. As of August 20th, we have received 9 maintenance requests - normally we receive 2-3 per year for each property. The majority of those requests are for property improvements like a new freezer and bigger stove top burners. However, the requests like the AC issue were all completed in a timely manner. Per the lease, (Paragraph 17 & 18) we do not have to complete any cosmetic repairs or repairs that were caused by the tenant. Normally, we give the tenant benefit of the doubt with regards to repair requests. But, when the requests become excessive, the owner and us are no longer able to complete cosmetic requests. In regards to pest control, the form provided to you prior to move-in noted spiders are not a covered pest. Please let us know if you would like another copy detailing the covered pests of your plan. As far as Cameron being rude and unprofessional, if you could provide specifics then we would be happy to address. Thank you for your feedback.

Currently living in this property 2 months now! Liz was wonderful getting me in the property, I truly appreciate her. However, when I moved in the screen door was not opening. The maintenance person at the time came out with Liz to welcome me and I could not let them in because the door was not working. They had to come through the back door. I was then promised the door would be fixed! I followed up with a maintenance request for the door. I was told it's my responsibility! The microwave in the house had an handle that was glued on, ofcourse it broke. They sent a guy to put a screw in the top which is sticking out, that looks very off-putting. I was told a handle is being ordered only to get a message saying they will not change it. So I should live with a microwave looking like it was picked out of a trash can to use. The stove front doesn't match, it also looks off-putting aswell! CAMERON is very unprofessional and rude!! I pay my rent ontime and living as if I'm begging to stay here!!! There has to be a housing committee to report this company to! I am very unsatisfied with this service!!!! Oh, I pay for pest control monthly, but can't get pest control service for spiders!!!

My company works closely with Emerson Property Management group. Both Cameron and Liz are responsive, organized and courteous. I would highly recommend this company for any property management needs you may have.
Mitzye, Thank you for taking the time to update your review. The electrician visited the property and determined the circuit was overloaded by the use of too many accessory appliances. He took a picture with at least four smaller appliances in the kitchen in addition to the refrigerator, stove and microwave. Once some of the accessory appliances were removed, the circuit breaker was flipped and it worked properly. In Paragraph 18 of your lease, it states "Landlord will not pay to repair conditions caused by Tenant, an Occupant, or any guest or invitee of Tenant". This is why the electrician charge was billed back to you. I see we completed several other request for repairs at the property at the owners expense - the thermostat, dryer plug, light outside, and the bedroom door. We take tenant charges very seriously and this is why this is the first charge that has been billed back to you. We appreciate your feedback so please let us know if you have anything further.

I had to update my initial review after renting from them for 9 months. Its awful, they are so unprofessional and trying to get them on the phone is almost none existent. They charge you service charges on repairs they deem as your fault. One of the breakers blew in my kitchen while having only 3 appliances plugged, however they charged me $150 for the service call. They claim that I caused an overload of the circuit, but in the pics they sent me it was only 3 items plugged in the kitchen and 2 items plugged in the bedroom that shared the same breaker. I guess breakers dont get old and go bad according to the owner Cameron. And of course he wont call me back about this but he will hide behind emails. People beware of this very shady property management company!!!!!!
