Lastly, we do request that concerns with the security deposit returns are submitted to us in writing. The vendors that completed the work on this home are all third party. We do a zero mark up on vendor bills, and as you can see none of the expenses paid out even came to Humphry Property Management. So, we are not TAKING ADVANTAGE OF YOU we are returning the property to the condition of which you received it. Therefore, turning it over to the next tenant in good condition and maintaining the value and upkeep for the investor that owns it. We were tenants of a property they managed... all I have to say is TENANT BEWARE!! They charged us obscene amounts for things after we moved out and are completely unreasonable. We are responsible business owners, great credit and just moved in to a half million dollar house we purchased so we aren't some losers that trashed a place and are complaining. As a homeowner I would never use them either as there communication was very poor in fixes that needed happen throughout our stay as well.
Hello Jon Stone, looking into your complaint, we feel that this review is being written on behalf of Kerri, Treasurer of Macanudo HOA. Our office manager had been in communication with Kerri in regards to the late payment. We have a voicemail on file from Nov 2, 2017 12:52:24 PM, phone number ending in 1688 where Kerri is thanking us and acknowledging the communication. She ended the message confirming that no late fees had been accrued, and that she understood the payment would be processed the following week. A copy of this voicemail will be emailed to Kerri today to remind her of the interaction. We are sorry to hear that this communication was received as giving the run around. We were only trying to keep open communication and confirm that no fees had been accrued outside the 4th quarterly HOA dues. It is understood that we did receive an upset call back from Kerri whom was frustrated with her volunteer position. She had threatened contacting the owner directly and slandering us to the public with a bad review. We truly hope that moving forward there are no concerns as we absolutely respect the HOAs in which our community houses many of our rentals. In reviewing the history on this account, we have been paying these HOA dues on behalf of the owner since 2009. This was the first time in those 8 years that we had any issues. We apologize again for the billing mix up.

Humphry Management is beyond difficult to deal with. If they are managing a property in an HOA you will have to keep on them just to get a check. They laugh about it and give you the run around when you call. I told the owner I would call the property owner to inform him of how difficult they are to work with. She said she didn't care and he wouldn't either since they always made sure he gets paid. Really sad if you live in a community where this company is managing a property.
I have zero complaints. I do wish that the owner/property management place would do a little more to improve the outside appearance of the house (i.e. paint, roof, upgrade things, etc.) especially for the price we pay. But I must say they are all VERY friendly and accommodating. When something breaks (like our furnace that just went out) they are on top of repairs and sending someone over to troubleshoot and I am grateful for that. I would easily recommend them as a rental company.

I have been renting through Humphry for the past 5 years and if I have to move one day I will definitely look at their listing to stay with them! It's one of a kind agency! Caring to have your maintenance request (file online) taken care same day or so. Easy to interact with and understanding when life is tough and you have few days late. Covid was tough for my company and they did everything to keep me in my home. Now I am alright and so glad I had them dealing with my rental!
Jamie I am sorry you feel this way. When we managed the property we hired a contractor to go out and repair the light post prior to you purchasing it. We have confirmed multiple times that it was working and I would imagine you or your realtor checked that it was working at your final walk through prior to closing on the property. We have no control over if the light post went out later but again we did confirm it was working. Since we no longer manage the property there is really nothing we can do and I know my maintenance coordinator has done everything she can to help you understand the situation. I would NEVER use Humphry Property Management. We have dealt with their lack of response to their current tenants for over 4 years now, and areas of the property have become non-functioning without any regard from them. They lack integrity, customer service and communication skills and refuse to complete work they were contracted and paid to complete by the previous owners. When I advised that the "repair" still does not function at all, they wiped their hands clean of it and stated it was no longer their responsibility. The CC&R's mandate a functioning light post at each residence however there has not been a functioning lamp there for four years and the contractor was advised to "make it go away" rather than fix it when it was initially brought up. Riddle for anyone: If a light post doesn't light up or have electricity running to it, and Humphry's hires KeepUpHomes in Boise to fix the light, shouldn't it light up after repaired? No electricity to the lamp post or photocell was found. Nothing was fixed, connected or in working order yet they took the money paid to fix it. BEWARE! There are so many other property management companies to choose from, I would definitely steer clear of this one.
