The location and possibly your view are by far the best parts about living in the building and seems to be what you are paying for. The residents take a back seat to the hotel guests and hotel events in every scenario. It was initially advertised that residents could rent the rec area/community rooms for free however the hotel now makes you pay to rent them. The apartments themselves have lighting in the kitchen and bathrooms only; they lack a ceiling fan, ice maker, and garbage disposal. Your pantry/entryway closet is bigger than your actual bedroom closet. The property management group is poorly managed and slow to respond to urgent maintenance and billing issues. Residents are not made aware of when the community areas are booked for private events. My decision to leave after my 1 year lease was up was based on the management company increasing the rent coupled with the lack of value attributed to the residents. I did not feel it was worth it to pay even more money for a residence that was poorly managed.
There are many features missing from typical luxury apartments. There are no garbage disposal, aerating fan in the bathroom, or ice maker in the freezer. This would be okay for less rent, but even the management of the property is terrible. Dalton, the manager, routinely takes at least 4 weeks to respond to requests by email. I have frequently had to track him down in person to fix basic things that should have been done before move in (e.g. my washer/dryer wasn't properly installed and there was mold growing all over my bathroom). I've also heard from other tenants, that the property manager lost their leases, enabling them to leave early. The good things are the location and the fact that the building is very pretty. However, that is far outweighed by the bad. I will be leaving as soon as my lease is up. Until things change and new management is in place, I would recommend looking elsewhere.
Been LIVING here since December and honestly I would not choose to live anywhere else. The experience and the amenities available here, sharing a home with the Kimpton Cardinal, are just amazing. Having ridiculous places to entertain, like the Katharine, the Rec Room, private Resident's Terrace on the 10th floor looking out over Innovation Quarter, or the Residents Lounge, makes a city apartment feel so much bigger! The hotel adds so much energy and the decor is stunning. You never know who you'll meet at the bar or over coffee in Living Room. Views are remarkable, I smile every night I walk in at sunset... Hard wood floors, granite countertops, high ceilings, HUGE windows/great light, and REALLY quiet - the building is CONCRETE, I literally never hear anything from above or below! As the development of the Bailey Power Plant winds up in the next year the Residences will be smack in the middle of downtowns entertainment options. Two restaurants and a new brewery are already confirmed with at least two more expected all adjacent to Bailey Park. Complimentary secure bike storage for residents, means I don't have to lug my bike into the elevator or clutter my personal space with it. Two blocks to the new Long Branch Trail and I have access to all the greenways in Winston - 20 mile trek around Salem Lake or to the new Quarry Park in 20 min by bike literally out the back door of the building...
Property management is very slow and is more concerned with getting new residents into the building than taking care of the ones that are living there. The views are amazing and the building is gorgeous. It's not worth the quickly thrown together apartments that appear nice, but are cheaply designed and often need repairs.
