It is regrettable when there is a lack of communication and understanding. However, the only thing we apparently agree upon is that we did discuss this attic conversion project for about four months. Beyond this, we have a very different history of our involvement. I conducted a site visit, reviewed the documentation provided, discussed the project with our subcontractors, sourced lenders, discussed the project with a lender, gave him a rough preliminary budget for the original scope of work, agreed to rework the preliminary budget after he changed the scope of work, and communicated via test, email, and phone throughout this period. He was not comfortable with the rough estimate and did not accept that the framer, HVAC and other subs had declined to provide more comprehensive estimates from just the attic photos and first floor plans he provided. I explained that a more comprehensive estimate would only be forthcoming from the subcontractors after receiving engineered structural framing plans and design work from which to bid. At that point, I could generate a fixed price budget for his review, adjustment, and acceptance before any construction began. At the site visit, he increased the scope of the project and I agreed to rework the preliminary estimate and get firm quotes for the necessary pre-construction design and engineering work. I also agreed to locate additional lenders for the project as he had not responded to the first lender I had referred. Further, I offered to cover the preconstruction costs while he arranged financing. Within days I had identified two additional financing sources, spoken in detail with a loan broker and received the pre-construction bids for the revised scope of work. So after all my involvement and time spent on this project, imagine my surprise to receive a negative review. I am quite disappointed and perplexed as to how he could conclude that I did not provide ample patience, involvement, and feedback. --- G. Richards

I worked for 4 months with George from Double R Builders for an attic conversion project and they offered no expertise or quote. They wasted four months, showcased no intent and were highly incompetent. I offered them development documents, in-person walk through but no returns from them in the end. Don't waste your time with these guys!
