JUST SAY NO. Staff is indifferent, rude, or simply unresponsive. Units are filthy and in disrepair. Very shady business practices. Not going into detail because I would not be surprised if they are the type of people to be retaliatory should my prospective landlords contact them.

The building is really run down and poorly maintained. Lots of bugs/roaches in the units and a pervasive smell of mildew. Super thin walls and fairly overpriced

I'm not sure where the other negative reviewers are coming from (although I don't think theres an apartment complex in Austin with a good review). Is the place a literal Hawaiin oasis? No. Did they magically make it possible to have a 400 sq ft eat in kitchen in a 370 sq ft apartment? Also no. Is this place a dream apartment for an Instagram lifestyle blogger? Again no. But it's a really solid apartment choice for a grad student who wants to be able to come home for lunch if they want to. The apartments are small but the location is great. If you're looking for an efficiency with an awesome location, tons of closet/storage space, parking (resident only but free and always available) this is a great place to live. And the complex is very quiet especially considering how close to campus it is. The rent is pretty standard for the area. Everywhere in Austin is crazy expensive compared to Austin 5-10 years ago. Also the finishes and appliances are pretty much exactly in line with this neighborhood and price point. There are tons of larger, nicer, newer apartments available in Austin but none I'm this neighborhood and this cost. I've lived here 4 years and never had any major problems. Like all old buildings there might need to be a repair here or there but the staff has always been great. Some people might have had different experiences, but trust compared some of the truly sketchy Austin landlord/management companies out there this place is amazing.

Staff is lazy, takes months to do anything. Manager and staff add fees and engage in fraud. Do not bother with them.
