I am in total disappointment with their service. In my first financing, I was misguided multiple times and was not happy with the rate they locked for me. After a year, I refinanced again. This time account executive was more friendly and prompt. It worked better, but the advices I got from the executive didn't help me much. I was advised to lock the rate, but it went even lower after that. I understand it can happen, I kept thinking positive. Later, I thought it would be good refinancing again as it hit the all time low. When I made the application, I was told that it will take 2-3 weeks to get conditionally approved because of high number of applications. I asked if I can lock the rate but I was told to wait for conditional approval. It has been 6 weeks and still waiting. I lost the most convenient rate I could ever get and the rates are still going up. In my last conversation, I learned that I could lock my rate with early lock fee. Account executive knew that I could lock but did not advice it even I asked if I could lock it. I was so disappointed with that. Until now, all the guidance I got from account executives ended up working against me. From my experience, I do not recommend Guidance Residential.

I have a very bad experience with them, I did request my home refinance in houston,tx and the guy who is working on my refinance disappeared for more than 2 weeks and then come back with very little information and then disappeared for another 3 weeks, I text him and send emails with no reply for days !! And finally he said oh no thw rate changed increased by 0.5% ...and go and disappeared for another 2 weeks !! just very bad experience, I dealt with many banking institution and it is really the worst experience I have ever had so far.

Worst experience and very unprofessional service. Did not communicate on time with builder and relevant parties involved. Even with consistent check-ins from my end, inquiring if file was complete and ready for closing, they didnt process everything on time until two days after actual closing date and I had to go with another lender to avoid 2% penalty for not closing on time. This whole thing mislead me to think that closing day would proceed as planned as mentioned by the agent consistently for past two months. They asked for documents a few days before closing from the builder, while we had been processing with them for over two months. Its highly unprofessional and discouraging to not be able to proceed with Islamic financing as it was our first preference. I want my appraisal money back and would not recommend anyone for their services. Please be aware of their bad customer service and dont have high hopes from their company.
