Graham Disappointed its came to this, and most of your listed problems have been rectified, So therefore a lot of lies in here & a blatant attempt to try ruin us, 16500 is a ridiculous cost especially when you offered me to pay 2500 for not to post this review via email, something I did agree to but couldnt pay the money right away hence why we are at this stage. Im the 1st to admit the jobs had its fair share of problems & as you said we have been back and fixed all the leaks, Last thing I want is a full blown argument but as per our email exchange Ive always maintained we would do the work to put it right or pay the requested 2500 if given time, that offer To accept still stands my phones always on if you would would like to put an end your lies & smear campaign. ** Update based on response from Builder: Emails, photographs and now 2 independent quotes (another pending) for remediation work would suggest a truthful account of the work undertaken. Happy to share these with anybody wishing to check work from KSProperty. 2.5K is JUST for the floor replacement. A shame responsibility and guarantee of work is not credible. ** Original: Work by the company commenced in late 2016, on part of a total renovation of my house in Musselburgh. I decided to hire a Main Contractor to deal with what would be a multiple trade delivery on the full kitchen / rear access rooms renovation. Looking at the website, our pictures are the stone kitchen and decking to the rear of our 160 year old property. The issues still outstanding 3 years later have been a constant cause of concern and cost. Although David has made trades available to come and rectify some of the issues, this has stopped. To fully rectify the build, we are facing in the region of 16,500 cost. Mainly due to having to take out the existing kitchen and re-do entire floor / New roof lantern and flat roof area. A List of issues from original build below: * Major 001 - The rubber roof not extending to an appropriate point means that the cost cutting to overlay this to existing roof material causes this to seep underneath and leak into kitchen and over electrical points. * Major 002 - Roof lantern is leaking due to poor fitting, and wrong angle on flat roof area. * Major 003 - NO matt to retain tile position on floor has caused cracking and movement. All floor needs replacing with sharp edges now exposed, and requires ALL kitchen dismantled and removed for work to commence. * Major 004 - NO insulation to suspended floor means the underfloor heating is a huge cost and is not fit for purpose. * Major 005 - Bi-fold doors poorly fitted and have areas where the seal is away. Single door does not now close without manipulation. * Significant 001 - The drainage opening from the kitchen was subject to masses of waste / rubble during build process, and has on going issues. * Significant 002 - The kitchen units have been cut with open sides down - i.e. exposed cut wood that is now warping due to floor cleaning * Minor 001 - Decking laid has split and warped. Should not happen if properly treated / fitted.

David and his team stepped in when another builder had let us down at the last minute, even though (which he explained before taking the job) he was fitting us in between two other jobs nearby. Throughout the project (which was all trades and involved opening up walls, replacing the kitchen, blocking up doorways etc) David ensured we were kept up to date and his whole team were friendly and couldn't be more helpful. In addition, they ensured that the correct evidence was sent to the council to ensure our building consent paperwork was kept up to date. We wouldn't have been able to get the job completed without David and his team - thank you all for all your hard work.

We used David for a two storey extension - essentially creating a whole new house for us. David, Gareth and all the guys have been great throughout, accommodating all the extras we requested and helping to deal with any issues which arose along the way. His communication was excellent and always was on hand to speak to which was very reassuring. We are extremely pleased with the work they have done and wouldnt hesitate to recommend him to anyone in the future. We love our new forever home and thank David and his team for creating this for us.

We had never undertaken a building project before! KSPM made it easy and enjoyable. From the moment David looked at the paper designs the project was tackled with enthusiasm, skill and friendliness. Communication was outstanding and simple. Any questions no matter how daft were answer that day and solutions to any problems (very few) sorted straight away. KSPM drive to deliver quality was second to none. If something wasn't done correctly, it was spotted and sorted. The team of trades were polite and great to be around especially when working from home. Great with my young kids and overly friendly dog! I would recommend David and the KSPM team to everyone. You're in safe hands.

David and team did a great job of our garage conversion. Very professional and any problems or concerns we had are quickly dealt with and rectified on time. we have had issues with some of the suppliers resulting in some delays but these are out of his control. Overall we are very satisfied with the quality of the build and would highly recommend. Gareth and Craig (Joiners) were very helpful and we are very happy with their services however there are some other areas where we are let down by the quality. David did made sure that these issues are resolved so we do not have any concerns at all. Thanks David. Ambhi & Angana
